BUYER INTERVIEWS

We take the time to meet one on one to uncover exactly what you need in your next home and build a vision of what that will look like. Discussing not only the amount of bedrooms you may need and car spaces, but amenities and family activities that impact your lifestyle so you get the home you want and want the home you get.

FINANCING

We make it a priority to get together to discuss your financial comfort zone and where your monthly payment needs to be. Discussing whether you will be paying cash for your new home, or if you will be financing. We can also assist you with lenders and/or credit restoration companies that are equippped to put you on a path to home ownership. RE/MAX Cinco Ranch will do everything we can to make sure you are ready and able to purchase the home you design with no surprises.

SHOWING PACKAGE

Once we have built a vision and have your finances in order your agent will put together a showing package that consist of only homes that match your criteria, in the area you want, in the price range that meets your needs. Our agents communicate with listing agents to gather information on the properties in advance and make sure you are equipped with all you need to assess if this is the right home for you.

NEGOTIATE OFFER

Once our agent finds a home that meets all of your needs they will negotiate with the listing agents to create a working relationship. Our agents look at the market conditions and recent sold homes in the area so you have concrete data to understand fair market value. Discussing terms, conditions, and price to make sure your needs are met and exceeded in the process and represent your best interest in any and all negotiations.

INSPECTION

Once under contract RE/MAX Cinco Ranch advises that you hire a reputable inspector to inspect the home to ensure everything is in good working order. The inspection process is a good time to learn how things should be working in a home. Typically you will receive a written inspection report within 24 hours. We will review and then have the opportunity to request repairs from the Seller, or ask for an allowance to compensate for any reapirs that you feel are important to you. This step in your process is extremely valuable and should not be dismissed in the purchase of your home.

REPAIRS

When the inspection report is received your agent will look it over together with you and negotiate what is in your best interest.Our Agent will bring your request for repairs to the seller, and/or an allowance to compensate for repairs. Sellers are not required to remedy a defect, but we can communicate with them to see if a win-win agreement can be developed.

INSURANCE

If a buyer is using financing to purchase a home the lender will require that the home be insured. There are many great insurance companies that can assist you with quotes so you will have a better idea if escrowing, how much your monthly payments will be, or what your yearly payment will be to comply with the lenders requirements. We do recommend homes purchased with cash be insured also.

CLOSING

We will walk with you through the closing process of your new home. Here in Texas we typically use title companies to close. The Title Company will put together a Title Commitment showing the history of the home to make sure you have a title that is conveyable and will be clear. The title company will also handle the earnest money in an escrow account that will be disbursed according to the contract at closing. All of these steps insure no surprises.

AFTER CLOSING CARE

Our job is to make sure you are happy in your new home. At RE/MAX our agents make it a priority to assure you have everything needed to turn on utilities, have numbers for the HOA, have access to mailboxes and are generally set to live comfortably in your new dwelling. It's important for us to know you are well taken care of, and that you feel you are not a number but an important part of the RE/MAX family.
